Queensland's property market is active. Listings are moving, interstate buyers are still coming through, and agencies are hiring. But an active market doesn't automatically mean a fast paycheque for a new agent. Here's what year one actually looks like.
Figures are drawn from Queensland real estate listings on Seek and Indeed in June 2026, cross-referenced with current minimum rates under the Real Estate Industry Award 2020.
The legal minimum
All Queensland real estate workers are covered by the Real Estate Industry Award 2020. Salesperson registration holders fall under Level 2. That sets the floor at $1,068 per week, roughly $55,500 per year before super. Every employer must pay it, regardless of what the listing advertises.
What entry-level roles in Queensland actually pay
Across Queensland listings reviewed in June 2026, the market sits here for each entry path:
- Sales: $50,000-$65,000 base plus commission. Commission is typically 3-6 months away from starting.
- Leasing and property management: $65,000-$72,500 salary, no variable component. Pay starts day one.
- Admin: $55,000-$70,000 salary, Monday to Friday. The most predictable entry path.
Leasing and admin roles are straight salaries with no variable. Sales carries a base plus commission upside, but that commission only arrives after a property settles. None of the listings we reviewed were commission only from day one.
Year 2 ranges and commission splits are in the free salary sheet below.
Why QLD timing works in your favour
Queensland settlements typically clear in 30 to 45 days, faster than Melbourne. That shorter cycle cuts down the gap between starting and your first commission. On the sales track, plan for 3-6 months on base salary before your first payment arrives. Shorter than Victoria's 4-9 months, but still a gap worth planning for. Property management and admin have no equivalent wait. Salary from day one.
One thing that makes Queensland different
Your Queensland Salesperson Registration covers both sales and property management. Start in leasing, move to sales later, or do both, with no separate licence needed. That flexibility is unique to Queensland and makes it easier to switch tracks if one path isn't working.
Common questions
How much do real estate agents earn in Queensland?
Entry-level roles pay $50,000 to $72,500 depending on track. Experienced sales agents with a real pipeline earn $130,000 to $200,000 in total income. That gap takes two to three years of consistent prospecting to close.
Can a Queensland agency offer commission-only from day one?
No. Commission-only arrangements require at least 12 consecutive months of prior industry experience under the Award. A new entrant must receive a base salary that meets the minimum.
Does the Queensland Salesperson Registration cover property management?
Yes. The same 12-unit qualification and OFT registration covers both sales and property management in Queensland. You don't need a separate licence.
