NSW Assistant Agent Certificate of Registration: What You Actually Need to Know

The Certificate of Registration is your entry point into NSW real estate. Here's what it actually is, what it costs and what it lets you do once you have it.

What it is

The Certificate of Registration (sometimes called the assistant agent certificate) is issued by NSW Fair Trading. It lets you work as an assistant agent in a licensed real estate agency under supervision. It's not a full agent's licence. Think of it as the credential that gets you started while you work toward Class 2.

It's valid for four years and doesn't renew. You're expected to progress to a Class 2 licence within that window.

What you need before you can apply

Before applying through Service NSW, you need to complete five prescribed training units from the CPP41419 Certificate IV in Real Estate Practice through an approved registered training organisation.

Once your provider issues a Statement of Attainment for those five units, you're ready to apply.

How the application works

You apply through your MyServiceNSW account. You'll need two forms of ID, your Statement of Attainment and the application fee. Fair Trading currently averages around 33 business days to process applications.

Start applying to agencies while it's processing. Note the date you lodged and mention it in your cover email. What you can and can't do as an assistant agent

This part matters. Overstepping your scope is a compliance issue, not just a management one.

You can conduct open homes and inspections under direction, follow up with buyers and tenants, prepare and process documents under supervision and handle day-to-day client communication as part of a supervised workflow.

You can't sign contracts for the sale of land, enter into agency agreements independently or act without supervision from a licensed agent.

When something feels outside your scope, escalate to your Licensee in Charge. That's exactly what the regulation expects.

What it costs

Two costs to plan for: your training course and the Service NSW application fee. Both are updated periodically so check the current figures before you apply. Course prices vary more between providers than most people expect and the format you choose makes a difference too.

Common questions

How long does the Certificate of Registration take to get in NSW?

Plan for around six to eight weeks total. The training course takes a few weeks to complete if you study consistently. Once your provider issues your Statement of Attainment, Fair Trading currently takes around 33 business days to process the application.

Can I start applying to agencies while my application is processing?

Yes, and you should. Most agencies will interview you while it is pending. Note the date you lodged your application and mention it in your outreach. Many offices will make conditional offers before the certificate arrives.

Is the Certificate of Registration the same as a real estate agent licence?

No. It is the entry-level credential for assistant agents. A full real estate agent licence is Class 2, which you can apply for after at least 12 months of supervised work experience and completing the full CPP41419 qualification.

What happens if my certificate expires before I get my Class 2 licence?

The certificate is valid for four years and does not renew. If it expires before you have upgraded to Class 2, you would need to restart the process. Most people make the upgrade well within the four-year window if they stay on top of their logbook progress.
